Durham has always been the industrial core of the Triangle and for the past couple of decades it's market wasn't as hot as Chapel Hill or Raleigh. That's changed as in the few years as real estate investors have gobbled up some older housing stock and flipped them for some substantial profit.
How hot has this spring been? Durham has the same story to tell as the rest of the region. More homes. More money. Shorter time. What might shock you is that the year-over-year price increases in Durham are actually greater than in red-hot Raleigh.
Everyone is talking about Wake County where homes are flying off the market, however average home prices there have "only" risen 5% in the past year. That's pretty amazing but it pales in comparison to Durham County, where the average home price has risen a whopping 9.6% this spring compared to spring 2015.
So while Durham might be the most affordable city in the Triangle, at this rate it won't be that way for very long.
