Sleepy Chatham County continues to wake up with June's real estate data.
Taking a look at the raw numbers, I see that the number of listings is still picking up with 9.4% more new listings coming on in June 2016 than in June 2015. Close sales are up even more with 15 new sales throughout the county closing this year.
With more closed sales leaving the market than new listings coming on the market, inventory contracted to under 500 available homes, that's down over 10% from last year. That also took the county farther into "seller's market" territory at only 5.2 months.
Less inventory and increased demand = appreciating real estate values. The average sales price is up a very healthy 10% over last June with an additional $35,000 of value to your average home sold.
My sources also tell me that Briar Chapel is seeing record numbers so there's no sign of demand slowing down - at least along the 15-501 corridor.
