It's all about timing. As I mentioned above, spring is when buyers come out, and that competition means prices stay higher and homes sell quicker. Let's look at some data from this past year:
From March 2015 to March 2016, 38 resales closed in Briar Chapel. While the total number of sales throughout the year are evenly distributed, resales are a different matter: That red wedge represents the resales and the pie chart on the right is the breakdown of when those resales... er... sold. 68% of those sales took place in the six months between March and September. Homes sold in that period also sold a full month quicker and for a higher price per square foot.
